yes- he admits I have termites and the building does too. The terminix guy also confirms this in writing in his proposal he gave the landlord. He told the landlord- 2 options, tent the complex or a quick fix- we can inject the walls which will remedy the termites for about 6mo to 1 yr.

I moved out because the termites were in my bed, pillows & comforter. These flying termites swarmed my apt-lots of termites in my bedroom since its made of solid wood. all around the bottom and floor of my bed-eating away.

The terminix guy always noticed serveral of them just crawling all over the carpet. Termites lay eggs ever 20 seconds.

Termites swarm once a year typically in CA. Virtually every building especially in SO CA has termites. That one time when the swarm..yes they often do come out in the insides of the units. Then it's over.

YOU were not damaged at all by termites. And just a little hint for you...when you tent for termites..guess what, as soon as it is safe for people to reenter the building, it is safe for TERMITES to re-enter and begin eating away again..yep that's right...48 hours after the extremely costly tenting process.

Termites are very common in CA...and they come back even if you tent just as fast as when you spot treat. So many people are misinformed about tenting and other treatment methods.

It's likely they swarmed from the one bedroom wall they were inside of eating away which is damaging your landlord's property not your's. There was no need to throw away anything...especially linens!

If you broke your lease you are fully liable for the terms of it. If every building with termites in CA was deemed 'uninhabitable' there would be virtually no housing left in CA!

    No lease was broken...besides all the termites this is a nice place to live. I did throw all my bedding, some of the termites were laying eggs and they looked like magets. Slime and gooey on my bedding, no thank you. I dont think I am being unreasonable about leaving my place, I am renter not an owner he needs to take of this in a reasonable about of time. We are on good terms the landlord and I- asking him to replace the carpet is the least he can do. This is not a choice i would have made but I cant sleep in a place crawling and flying termites..Its no crime for a renter to ask for a landlord to take care of HIS building and RENTERS!

      If you don't like it then move... f he has to "fix it" you will be homeless too because the building will be leveled!

      Seems to me it is more likely that your furniture is a host vs the walls. Did you read what I wrote above? Do you know what type of termites that were found INSIDE your place? You should since you supposedly saw the report but why would YOU see the report when it should be going to your LL?

      What is your question? You said you moved out already? Obviously you are not going to be happy here...I would suggest you move where you will be happier. If you call a building inspector you may be forced to move anyway.

      The swarming is quite normal, they are harmless to humans, etc. I've never read about any species of termite laying eggs UP IN EXPOSED BEDDING however??

      At any rate...focusing on carpet is NOT the right thing to do right now. You may need to toss your furniture even if infested and guess what...the termites might have been in there all along!

      Tenting is extremely expensive and as I explained only kills the termites in there right then. They come back as soon as you do. Seems he has no other complaints of termites from other tenants so I have to wonder about your bedroom?

      Eggs often survive tenting since they are not as oxygen dependent. The chemical used to tent replaces oxygen with the fumigant.

      Put your concern in writing to the landlord (how did YOU see the termite report when it should go to the LL???). But asking for new carpet is NOT the priority here.

      How long have you lived there? Fixed lease or MTM? Rent control?
