I have an inquiry from a woman whose sole source of income is child support. What do you think of this? It is sufficient to rent the apartment.

what happens if she doesn't get her child support check? If someone is employed and loses their job, they can run out and get something else - maybe not a great job but there are jobs if people really want them. People losing a job also are eligible for unemployment most times so there is a buffer time frame. with children, she probably isn't going to be able to run and get a job right away as she'll be in turmoil and also have child care to think about. I also dislike renting - in my mind - to people who are home all day long - seems they find all sorts of little stuff to pick about.

Child support is to support of the needs of the child. In this case it is being used for the support of the mother also.

Legally all legitimate sources of income have to be considered in the rental business, including job employment, alimony, child support, social security disability (SSD), welfare, etc. The stability of the non-renter (child support provider) may be a clue to whether the child support income is reliable. The reason for the move from the current residence may be any clue to the quality of the tenancy. Nonetheless, the rental application screening process will confirm any issues related to the quality of the tenancy.

Is she an attractive woman? Are you a heterosexual man? If so, there are other ways she can pay.

I believe child support is NOT collectible by a third party, so if this is her only source of income, you could not get a money judgment for unpaid rent and then garnish the child support. Unless it is retirement income (which is usually accompanied by an older, experienced and responsible individual), I don't take folks with uncollectible income sources, if I can avoid it.

I consider all sorts of income, SS, Disability, Alimony along with earned income. People lose their jobs all the time so the child support may end just as jobs do.

I would not rent any of my properties to a person with only child support income. I prefer to rent to the employed.

Child support income is a legitimate source of income for a FHA loan. It also counts when renting a HUD property.

Perhaps you could require the provider of the child support to cosign. Thos does not much seem different than a student whose parent is guaranteeing the rent.

Is the child support she is receiving monthly equal to or more than 3 times what you are asking for in monthly rent? Going by what co-workers and friends who receive child support payments have mentioned their monthly payments and seeing what is deposited by various customers at the bank who call in to ask if their payments have been deposited,then it wouldn't seem likely that she would qualify with that as her only source of income, unless your rent is very very cheap or her ex-husband is incredibly wealthy.

You are relying on a third party to pay your rent under this scenario, and that's far from ideal. Personally I wouldn't risk it unless she was able to provide solid evidence she will pay. The amount of alimony would have to be a step above & beyond normal income requirements, she would have to provide something to show the alimony has and will come regularly, AND her background/credit check would have to be near flawless.

I make good money though Earn Honey. I have to work a few hours a night, and you can make anything as you needs by playing games , watching videos or completing surveys ...
