My lease just says "no loud noise between 10pm and 8am." It does not specify whether I will give them one warning or post a notice immediately. I got 3 calls today complaining about one of the other tenants having a very loud party during the week at 3am. I texted her and she said that it won't happen again. Should I send a letter to her as well? I told her this was her first and last warning. I'd like to change my lease and specify how I will enforce the noise issue. Any suggestions?

For the best impact, send a receipted, certified mail so you will have a record of it and the tenant senses a measure of gravity to your warning that will not be felt from a text. In your certified mail, quote the part of the lease the tenant is in violation of. It is probably not the best idea to communicate by text or email. Sending a warning is about all you can do. You can not evict over it. But you certainly not renew the lease.

Some landlords only give month to month leases so they can more easily get rid of the trouble makers. Telling a tenant that this is the first and last warning puts you in a bad place because there is nothing you can do when it happens again.

Also, if things are that loud, tell your tenants to call the cops, and not just complain to you. I tell all my tenants, more than 2 visits from the cops, and they're out.

As others said, follow it up with an official letter to make sure she gets the message.

It never ceases to amaze me how people like to complain about events after they've happened.

We have one neighbor next to our SFH rental who likes to complain about tenants once they move out. Each time I tell the neighbor if our tenant is causing a disturbance, call the Sheriff's department and that way I have a record of the disturbances and maybe the deputies' visit will put the FOG in to the tenant. Since we live in a different city, there is no point calling us. Sheesh.

Texting is unprofessional. Have the tenant call the cops and then let you know.

Serve the loud tenant with a 3-day notice for compliance or possession.

If it happens again, serve them with a notice to quit for repeated violation (if within 30 days), or file for eviction.
