Three young women with no credit yet inquired about my apartment. Should I require all of them to earn 3x the rent in income? What if the friendship breaks and two move out? I would like each to be able to pay the rent on their own. Right? Or no.

you may require them to earn 3 time the rent income but very possible they do not have it and that is the reason why they are applying together to get the apt.

Do NOT rent to them. No credit? BIG NO! I met the same situation before, and made a huge mistake. The three ended up fighting with each other, one moved out, but she came back and sneaked into the apartment revenging the other two: she turned on the bathtub faucet with the drain plugged, and flooded the apartment! the water also flooded the downstairs unit too. Horrible horrible experience for me, never again!

I am in a college town….
3 unrelated people is not unusual.

2 ways to handle deposit…
If anyone leaves before the others than the remaining roomies or the "new" roommate" buys them out. OR
Collect an individual deposit from each roommate about one-third to one-half of the normal deposit amount from each.

As far them fussing and fighting….I've had married for 30 years, empty nesters fuss, fight, and split up. On the other hand, lesbian couple together over 10 years. Hard to tell.
