I'd have a huge problem with this. Who's running things, you or the tenant?

You have no way of knowing what's really wrong, if there is any fault, or if the repair guy was insured.

What does your lease say?

It's not what the lease says...it's the fact that the landlord never investigated the repair...so by default the tenant winds up in charge.

The lease does say that tenant can not make any repairs without written consent from the landlord and landlord shall not be responsible for alterations or repairs made by tenants. The tenants did not even give us 24 hours not even 12 hours to find our own repairman
