Ex-renters owe 12 months back rent. Wife left in November 2014 and husband in June 2015. Wife left a fifth wheel camper and cannot afford to move it. She has been asked to move it for five months and now we are ready to rent the house and need the camper moved. At what point is the camper abandoned? Can we sell it and apply the proceeds to back rent?

12 months rent --- how'd that happen
I BELIEVE (check your local laws about abandoned vehicles on private property) you can call a towing company to remove that vehicle. they will impound it, notify the vehicles registered owner and start charging towing and storage fees. shortly they will have alien sale in an atempt to recover the storage and towing fees. you will not get any of the money from the lien sale. the trailer will be off your property and out of your life.

You let them live there for a YEAR with no rent? That camper is not your problem.

Unbelievable but true.
Your rental property is a business and that lost you must report it in your income tax.

Try to get an attorney to get rid of tenant ASAP otherwise it can be worse.
You have to manage your rental property using your head not your heart.
