McKenna is trying to get out of the lease and she has painted the bedrooms a different color which is out of our lease and she has also now requesting to replace the carpet which was already OK by section 8 a month ago who is responsible for cleaning the carpet because I don't believe that it should be replaced if it was already inspected through section 8 and passed. Am I able to charge her for repainting.or can she do it herself. Can I have it done immediately or do I have to wait until she leaves. Thank you

They don't do a professional job and leave a mess.

IMO, if Section 8 okayed the carpet, it is okay. No replacement or cleaning necessary.

This does not make sense? You say the tenant is trying to get out of the lease but wants new carpet? Painting is a security deposit issue, just deduct the cost of repainting from the security deposit when tenant vacates.

Was the carpet cleaned prior to tenant moving in, if so, the tenant should be responsible for any cleaning during the lease. Have you inspected the carpet yourself to see why the tenant thinks it needs to be replaced?

Why is the tenant trying to get out of lease? Did you screen this tenant completely before acceptance? Do you have a deposit?

I'm sorry you are going through that. That is why I prefer not to accept section 8 tenants.

She says she's being harassed. I won't let her out the lease so she's making up all kinds of thing that I wouldn't want to repair and yes it was inspected in October. There was no mention of the carpey then. What is some advice to save my behind. Of course I'm not going to let her repaint I'm getting and estimate soon just to see how much it's going to cost.
