It's not terribly tricky, but giving them a notice of non-renewal does not guarantee that they will move. You will want to file for eviction the day after the notice expires if they aren't out.

Yes, that is what I plan on doing, I was just hoping this would get the caregiver to leave and if not I'd have proof that i took the first step. I posted it and mailed it certified today. PA says if it's a verbal lease it's considered month-to-month and that you're required 15 days notice to terminate (not renew) a lease agreement. I guess I'll see what happens in 15 days.

Do a eviction because of non rent payment. it will go quicker.

Can you explain why it'll go quicker? Can I shorten the length of time to vacate or something like that?
