Window blinds-depreciation factor? by Anonymous (AZ) on November 21, 2017 @17:28

Just standard cut to fit blinds (4) and 1 cut to fit vertical. All need replaced. Various types of damage but none repairable or usable. Tenancy of 8+ years. Working out the deposit settlement.

There is nothing left valuewise to 8 year old blinds. If there was not a thing wrong with any of them, the dust and the sunlight discoloration alone over the 8 years means they have reached the end of their useful life, and should be throne away. ( That means all of them in the apartment or house.) The tenants should not be charged a single dime for any of the blinds. Replace all the blinds, at your expense, so your new tenants see you as a LL that likes to keep your place in tiptop shape. Besides, you more than made up for the cost of the blinds, by not having a vacancy for 8 years, when most turnovers are 2-4 years.

I understand the other post. Our lease states we supply mini blinds but the tenant is responsible to replace with new ones when they move. Or tenant can request LL remove on move in.

Just an old clause we had for 20 years. Would never actual charge a normal tenant for the 5.00 blinds we buy from homey depot.

But tenant has been a problem or going to court for damages. Then I charge for everything to make the trip worth while. And need to know your Judges. Mine dont like to give you everything you ask for. So this gives them something I will agree to if they knock the amount for blinds off.
Judges like to seem fair. And dont like to give one party everything they ask for.

8 year tenancy with used blinds in place at start,......are you kidding.......... -- no charge to tenant.

using 8 year old blinds as a bargaining chip in court will blow up in your face and piss off the judge.

most judges are not idiots,... most don't own income real estate if they're hearing LL/T cases,....and most tend to favor tenants. Particularly and 8 year tenant.

8 years of ''normal wear and tear'' vs what you believe is damage is very thin ice for you as LL

I write on my move out sheet clean the blinds and the drip pans on the stove. If they do not come clean or are damaged please replace. Most do, if not I let it go
