First I must say I really do try to be a fair and nice landlord. However, in this situation I just feel a little taken for granted.

I'm just a little frustrated with the situation where as a particular tenant had been asking me about getting a cat about 8-9 months ago, and I told her we could certainly do that however she would have to sign a pet policy and there would be a small deposit that would be refundable Etc just like anybody else. She said nothing to me and I just happen to be at the property yesterday and I heard a kitten in her apartment. I contacted her the next day and just said hey I just happened to be there and heard this little kitty we need to kind of get together and go through the normal motions. Next thing I get is a copy of some letter from a local psychiatrist saying it would be recommended that she get an Esa. My frustration is as she didn't go about it in any way shape or form in the right way she didn't come to me and say hey I really would like to get an emotional support animal, or notify me ahead of time before getting the kitten. She did it all backwards went and got a kitten after our first conversation 8 months ago totally skirting the way you're supposed to do things and now I'm just stuck in this situation.

She is a younger girl she happens to work at a pet establishment and I just find it odd that she's just wanting to skirt what everyone else has to do.

I think that if there are not rules and protections in place for landlords, we need to advocate for them. I have no problem allowing someone to have an Esa I'm a pet lover myself however I have sustained damage be on deposits in Prior years and I just eat it. Having a simple $550 deposit since this is a smaller place wouldn't even pay for the flooring if I needed to change it out. And here's the deal, they say you can certainly charge a tenant if their animal ruins your property however we all know collection is half the battle. You can have judgements from here to Egypt but getting it is the hard part.

Anyway just curious if I'm missing something I just feel like I am blindsided with no rights whatsoever when I already try to go over and Beyond, I just would like a little protection in case this kitten plays a learning curve on my apartment

There is no protection for ll's. Never will be. Y our tenant may or may not actually. Need a companion pet. Or she simpl y didn't want to post the additional pet money. Her being young and living in a modest rent apt leads me to believe it's a money issue. If she's a good tenant, ...let it alone,....inspect frequently for damage and collect promptly and repair. Just as an aside, from your post it seems you might have """just dropped by"""" unannounced and unscheduled. You don't want to be doing that,....for a Miriad of reasons.

yup,.....and then there's the unvested rat dog companion animal relieving itself in the supermarket aisle on the bottom row of bread,.... while it's owner is fixing her make-up or chatting on her phone.

The store manager just has to shrug their shoulders, do a haz mat aisle closure,...decontaminate for a two hours, throw out a thousand dollars of inventory, restock and then smile and be pleasant when she asks for someone to carry out her groceries to her hundred thousand dollar car parked in the handicapped space. -- ! ! !

You have my sympathy. My Wisconsin lease is a m2m and I can give a 30 day notice for them to move out just because and they can give the same to me with no reasons for doing so.

If your lease said no pets when she was looking in the first place you probably would not have rented to her or you can raise the rent but you have to give her at leaset 30 day notice if you have a m2m.

Psychiatrist or not you may still have that to fall back on.
