Lease signature not in my presence

What do you think about me having a new lease signing with one spouse but the other spouse not seeming to be able to show up personally to sign the lease. I'm probably over-thinking it. He can sign with me as I review it and bring the lease home to his spouse to get her to sign it. ???

NO ! Absolutely NOT. It is YOUR lease. YOU need to control where it is, and who signs it. All adults who are a party to the lease, need to sign it in your presence. If one party cannot be there to sign the lease, you find out when they can be there. You may need to set up a date and time to go to their place to sign it. If it's not signed by the other spouse in your presence, HOW do you know the actual spouse signed it?
If the lease comes back to you signed, could it have been signed by another friend or relative ? If, for whatever reason, sometime in the future, you have to take your tenants to court. If the other spouse who you THOUGH signed it, actually didn't, and can offer up her real signature to a judge as proof, the judge will find that spouse NOT LIABLE for any portion of the lease. ALWAYS make sure ALL parties to a lease, sign it IN YOUR PRESENCE.
