Long story short..
Tenant broke lease 2 year
Tenant did not pay last month rent before she left.June
Tenant made damages over security deposit.
I am trying to re rent I have been sending her notices for past due rents of June,July and money owed for damages..
She sent me a letter threatening to have me arrested for harassment and not to sent her any more notices.
I need to send her a notice if she does not pay August rent
Shall I send notice anyway?

She is gone. While judges will generally grant you 1-2 months rent in the case of a broken lease, you cannot collect from your EX-tenant indefinitely.

This person is no longer your tenant. Your priority over the last 2 months should be to get the apartment rented and mitigate your damages. Get a new tenant in there and then worry about collecting from the former.

Did you send a security deposit settlement letter in the proper time frame according to your state laws?

Do not do 2 year leases.

she is trying to make her scare. I would take her to court, so she leanrs a lesson. what ever the judge grant you if she does not pay you can go to collection and her credit will be ruin.
I did that several times, I think 4 times and eventually I collected from 2 tenants when they want it to clean their credit report.
I put it in a collection agency, collection agency took 30% but it is worthy!

It sounds like you are sending notices once a month. If that is the case, you are fine so far. It is no different than any business sending a statement for an account.

...but, since she said to stop sending notices, I suggest you accomidate her for now. Send one more letter in response that you received her request and that you will not send any more notices for the time being, but once the unit has been rented, you will send a final statement of all amounts due. this informs her that youa re not relieving her of her responsibility even though notices are not being sent. Later on, send that final statement with a passage that says she may avoid legal action if the balance is remedied within X days...hopefully you two will work something out.

Since your situation is becoming confrontational, communiate with her as little as possible and only in writing if possible.

...and you will likely only be able to collect 1 to 2 months rent if you do go to court (unless the unit was left so damaged that it took excessive time to repair). If you can negotiate out of court for a reasonable settlement, do so. If she won't come to the table, fiel for the entire amount and let the judge decide.

Yes, send notice anyway. It might be bothering her, but it's not legal harassment as you are making good faith efforts to comply with LL requirements and collect on debts. Keep in mind, as the original debtor, you have a lot more leeway in collection methods than does a debt collection agency.
