Garbage disposals in rentals? - Landlord Forum thread 356436

Garbage disposals in rentals? by Ann (WI) on March 13, 2018 @17:34

I’m fixing up a one bedroom apt that was wrecked by the previous tenant. The guy who s doing the work says he would not replace the garbage disposal as it is just something else to break and need repair. So now I’m wondering which way to go. He has several apts of his own, so I take his suggestions seriously but have always had them for the last 20 years. Not a lot of problems. Not a high end unit but it’s nice. Opinions? Why, why not? 😊

Depends on your area. I have it in one house. But that is a nicer area. And the plumbing is set up to where the sink would not be a stoppage issue as it drops into a 4" line.
The disposal smells if not used regularly, Freeze up. Most people do not run the water long enough to wash the food waste down the normally 2 " drain. More stoppages.
One more thing to have break down, or leak.

it's okay to have it installed. But put in the lease it's tenant's responsibility if it breaks down or when there's a stoppage.

Disposal is worth 25 per month if market will warrant. My leases say tenant is responsible for all plumbing stoppages. Three quarter horse insinkerator is best. Same profile as one third and one half and more idiot proof. Twenty or thirty dollars more. Lasts twice to three times as long. Plumbers call this the discontent spousal disposal unit.

I let the market determine if a garbage disposal will be in a unit. If it's expected in the market, it will be in there.

If the disposal isn't working, either fix it or remove it. Don't leave it as a non-working item in the unit. It reflects badly on you.

In my experience, most moderate level rentals and above have disposals. As some of the others have said, include some information on how to use, what not to do, how to maintain them, and costs of service calls if necessary. Seams to work ok.

If you’re used to it then why not? From my experience and from the impression after some time digging through the internet for DIY websites (healthykitchen101, thekitchn, etc.) and plumbing forums, most issues with garbage disposals spawn from the users themselves. It’s either they’re new and don’t how to use them properly or they don’t care to learn how to. But you have 20 years in your pocket so I say go for it!
