Renting to an Escort or prostitute - Landlord Forum thread 243254

Renting to an Escort or prostitute by Maureen L (NY) on December 17, 2011 @17:40

I have an applicant with excellent landlord references, she excellent credit report, but no real paper trail as far as business references. Most of her pay is in cash.
Her last rent was $3500. mo.

Has anyone else here rented to a tenant like this?
Any tips?

18 year olds can have excellent credit. Are you 100% sure the people you called were her actual landlords? I had someone give me a fake employer phone number and a fake landlord phone number who identified me with caller ID. I have believed every story in the book and have suffered for it. I have also learned quite a bit from this website and that is to prescreen very carefully. Can you verify that her last known address on her credit report is actually owned by the person she claimed to be her landlord? You could call the town records department to verify who the owner is... unless it's a management company.

If there is no paper trail for her income, how do you know it will be reliable in the future?

Did you check out her criminal history, did you check with her former LL and the LL before THAT and the LL before that one?

Did you check her debt to income ratio (IF you can verify income).

Is there any chance you could check the taxes she filed for 2010 and 2009 if that isn't illegal?

Check her out on FaceBook.

I would not let the idea of cash and lots of it for rent get in the way of my doing my due diligence.

This applicant will not be living alone. Others are waiting as soon as you are around the corner. The applicant may not even be the one that is moving in. There is a high likelihood that a trail of unemployed, unauthorized tenants will follow this applicant into your rental. Much of it will not be good.

I would rent to her ONLY if you can verify the last 2 places she lived in and talk to the landlords. If it was an apt complex those are easy to find who to talk to. I would also ask for 1st, last and security. Make sure she knows that you will post a p&q notice on the 2nd as you will not tolerate late payments.

check with her previous LL. Current LL could be trying to get rid of her. check with her neighbors. Google the address she lives at and the road. Problem places are often in the media. Do a criminal check.

When I rented in a complex, a woman down the hall from me was rumored to work for a 900 call-in number. I did witness that she had a diversity of men visit her (not an unacceptable amount). Many avoided eye contact and/or averted their faces by suddenly looking another way. She was often in the laundry room washing just one or two pieces of lingerie.

So I personally thought she was a prostitute. But she was not a problem neighbor.

If she's a hooker and good looking she probably makes good money so is able to pay the rent :)

If she is, you could offer a discount for a little you know what.

I was an escort. I made 1/4 million a year. Now I own apartment buildings. If a girl isn't doing drugs and is a high end professional her business and clients will not be a problem.

No way. The real problem with this person's occupation is that it is ALL undocumented because it is ALL paid in cash. Ask for her for her last two W-2s. Most of these folks don't file income tax. Most of these folks will not have a bank account. They won't have credit. How do you know for sure you actually have her credit report? I am against accepting a tenant who does not file income tax. Is that discrimination or just good common sense?
Here's my experience... by OK-LL on December 18, 2011 @21:24 [ Reply ]
I have actually rented to 3 separate escorts, exotic dancers, prostitutes, whatever you want to call them. All three ended up breaking the lease for various reasons and prior to that they were a rent collection nightmare. One got pregnant and therefore couldn't continue her profession, so no income to pay the rent. The second had frequent break-ins by johns who apparently liked what she had in the rental and it turned out she didn't make nearly the income she claimed at her "job". None of them did, in fact. Women who work in this field frequently claim a high income, but my experience has been that it isn't true. The third ended up sitting on her bed in a stupor and had to be removed by her family, who didn't know she was in the adult entertainment field. She was young and was having difficulty dealing with the reality of dancing nude and turning tricks. Personally, when someone is willing to engage in a morally tenuous activity, I think it is indicative of general instability in their lives, including their financial life. I wouldn't ever rent to someone in any of these "jobs" again. I learned my lesson after the 2nd one, but the 3rd faked her employment references and I didn't catch it. And don't forget, strippers are "independent contractors" so you can't garnish wages, etc. I say, RUN! from that type of prospective tenant.

It's simple. Verification of income is a requirement for screening. If you can't verify income through a reliable third party and/or paychecks/tax returns, then I don't rent. If I can't prove how much you're making, I can't make an adequate determination of whether or not you can afford the unit. This goes for men and women. Also, I tend to have clauses in my lease which state that no illegal activity is expected. If you know she's turning tricks, then how could you rent to her? She could make a million a year for all I care, but if she can't prove it, it's worthless to me.
